Sorting Out the Changes After the Crash of 1929

 

As of August 4, 2007, I can't say that I understand all of the events covering the change in land ownership during the first half of the 20th Century. Here are data from deeds:

Andrew and Mary buy Nebraska farm - 1907

Dixon County Book 28, pages 339-340. Joseph and Anna Isom sell to Andrew on 31 May 1907, for $14,400. The North East Quarter (N.E. 1/4) of Section Twenty (20) and the North West Quarter of the North West Quarter (N.W. 1/4 N.W. 1/4) of Section Twenty One (21) and the South West Quarter of the South West Quarter (S.W. 1/4 S.W. 1/4) of Section Sixteen (16) all in Township Twenty-eight (28) North of Range Five (5) East of the Sixth Principal Meridian in Nebraska, containing, in all, Two hundred forty acres (240). This is the land marked one (1), two (2) and five (5) on map above.

Dixon County Book 30, pages 383-384. Andrew and Mary sell to Thornton Snyder on 7 Jun 1909 in Allen, Dixon, NE, USA. The following described Real Estate, situated in the County of Dixon, and State of Nebraska, to-wit: Commencing at the South-east corner of the South-west quarter of the Southwest quarter (SW 1/4 of SW 1/4) Section Sixteen (16) Township twenty-eight (28) Range Five (5) E thence running Eighty rods (80) North, thence running three rods west (3) thence running eighty rods (80) South, thence three rods East (3) to the place of beginning, containing one and half acres, off the East side of the above described land. This is a strip of land 50 feet wide along the east border of land marked 5 on map above. A full 1/4 of 1/4 of a section is 40 acres. Therefore, Andrew and Mary had 38.5 acres left on this part of the land after the sale. Note that when they sell land marked two (2) and five (5) to James M. Smith, the total acreage is 78.5 acres (40 + 38.5).

Andrew and Mary sell Nebraska farm and retire to Cedar Falls, Iowa - 1919

Dixon County Book 34, page 444. Andrew and Mary sell to Charles D Smith on 7 Mar 1919 in Dixon Co, NE, USA, for $28,000. The North East Quarter (NE1/4) of Section Twenty (20) Township Twenty Eight (28) Range Five (5) East of the 6th. P.M. containing 160 acres more or less. This is land marked one (1) on map above.

Dixon County Book 34, pages 444-445. Andrew and Mary sell to James M Smith on 7 Mar 1919, for $13,737.50. The South West Quarter (SW 1/4) of the South West Quarter (SW 1/4) of Section Sixteen (16) and the North West Quarter (NW 1/4) of the North West Quarter (NW 1/4) of Section Twenty One (21) all in township twenty eight (28) range five (5) east of the 6th P.M. containing 78.50 acres more or less according to government survey. This is the land marked two (2) and five (5) on the map above.

Stock crash in 1929, economy falters, current owners of farm can't keep up payments, Andrew and Mary take back the farm - 1932

Dixon County Book 42, pages 399-400. County Sheriff grantor, Andrew Christensen grantee on 8 Oct 1932 in Dixon Co, NE, USA. In an action in the District Court of the eighth Judicial District of the State of NE, within and for the County of Dixon, The Northeast Quarter of the Northwest Quarter (NE1/4 NW 1/4); The Southeast Quarter of the Northwest Quarter (SE 1/4 NW 1/4); The Northwest Quarter of the Northwest Quarter (NW 1/4 NW 1/4), all in Section Twenty-one (21), Township Twenty-eight (28), North, Range five (5), East of the 6h P.M. This is the land marked two (2), three (3) and four (4) on map above. This appears to be part of the foreclosure for default on payments on property. However, note that Andrew and Mary aquire land marked 2, 3 and 4, while they originally owned land marked 1, 2 and 5. It is not clear to me why land marked one (1) is not mentioned in this action. Clearly Andrew and Mary took back the land marked one (1) since it was part of their estates as listed below. I suspect I am missing a document(s) relating to the foreclosure.

Andrew and Mary give Ezra part of the farm - 1933

Dixon County Book 43, pages 112-113. Andrew & Mary Christensen give to their son, Ezra A Christensen, on 29 Nov 1933 in Dixon Co, NE, USA, for and in consideration of the sum of Love and affection the following described real estate situated in Dixon County, and State of Nebraska, to-wit: The East Half (E 1/2) of the North West Quarter (NW 1/4) of Section Twenty One (21) Township Twenty Eight (28) Range Five (5) containing 80 acres more or less according to goverment (sic) survey therof. Andrew and Mary give Ezra the land marked three (3) and four (4) in map above.

The estates of Andrew and Mary establish which part of the farm was owned at the end of their lives - 1944 - 1946

Andrew's Estate listed on 26 Feb 1944 in , Dixon, NE, USA. NE1/4 of Section 20 and NW1/4 of NW1/4 of Section 21, all in Township 28 North, Range 5 East of the 6th P.M., in Dixon Co, NE 200 acres

Mary's Estate listed on 6 Jul 1946 in , Dixon, NE, USA. NE1/4 of Section 20, Tnsp 28 North, Range 5, East of 6th P.M. Dixon Co, NE 160 acres. This is the land marked one (1) on map above. Andrew's estate contained this land and also the land marked two (2) on map. I have not determined what happed to the land marked two (NW 1/4 of NW 1/4 of Section 21) between the time of Andrew's death and Mary's death.
